When you decide you're ready to sell your home, I'll come over to check it out! Nobody knows your house better than you, which is why I want you to give me the grand tour. Tell me what you love, tell me what you'd improve, give me the full picture. From there, we'll discuss how much prep work you want to do prior to listing and what projects I might recommend we tackle before the big day.
2. Dial in the price.
Once I get my eyes on your home, I'll get to work researching the ideal list price price! Strategic pricing is essential for selling a home, and you're in luck, because I have it down to a science. I weigh many factors before choosing a price. These include comparable sales in the immediate area, the condition and age of your home, updates you've done and their perceived value, your neighborhood, and your net profit goals! There's a lot to consider, but no worries, I'm a pro.
3. Prep for the big day!
Ensuring your house is ready for its big day is my specialty!! It's so important to do some prep work. After walking me through your home, I'll give you a list of to-dos to check off prior to listing. Don't freak out! I'm here to help. I have a massive list of preferred painters, landscapers, roofers, cleaners, etc. who are all excited to help you get it done. My goal is for the process to be as stress free as possible so you can focus on what your next move will be. I might even dive in and get my hands dirty!
4. Pick a list date.
We'll chat about what list date would be ideal for you and when I think would be the best time to sell based on the current market and time of year. Bottom line is, if it feels like the right time, it's probably the right time! Once we choose a date, I'll provide you with a timeline for completing prep and start making a game plan.
5. Clean, Stage, Photograph, Primp!
The internet plays such a large part in a buyer's shopping process and they must be wowed! We want to draw them away from their computer screens and through your front door. This is why staging is so important! Your house may already look good, but I guarantee that a stager will make it look aaamazing. They are experts at creating eye-catching, stylized, maximized spaces that buyers will go gaga for. Once everything is in its place, I bring in my favorite photographers and videographers to capture the magic. When all is said and done, you'll have the most instagram-able, internet breaking home that's ready to hit the market.
6. Make a lasting impression.
First impressions sell homes!!! I cannot stress this enough. We want buyers to romanticize the idea of living in your home. We want them to feel a personal connection with it, which is why these steps are so essential. The bigger the impact your home makes on the first day its listed, the more interest it will attract. This means more offers, better terms, increased flexibility, and ultimately, a larger profit.
7. Choose a winning offer.
Once your home is listed and receives its first offer, we'll set an offer deadline. After the deadline, we'll meet to compare the offers and discuss which will best suit your specific needs. Do you need time to rent the home back after closing? Do you want a quick close so you can get your payout faster? Is price most important? These are all things we'll consider when choosing the winning buyer.
8. The closing period.
The day after you accept an offer starts the countdown to closing, which is typically 30 days. The manner in which your closing period unfolds will be influenced by the offer you accept. You should expect there to be inspections, appraisals, and further negotiations throughout this period of time. It's typical for buyers to take possession of the home by 5:00pm on closing day. If rent back was negotiated, the transfer of the keys will happen at a later, predetermined, date!
9. Get paid!!!
Once the transaction is closed, you get your money! The title company is the keeper of the cash and the people to speak with about your preferred method of payment. It's typical for your money to be wired directly to your bank account. After you get your payout (generally 1-3 business days after closing), it's time to choose your next adventure!
