Every buyer I come in contact with is unique. Each person has their own set of wants, needs, and dreams when it comes to buying a home! It's my job to listen carefully to these desires and translate them into results. To create a strong foundation for your home search, we'll set up a meeting to discuss what you like and don't like about homes, determine your level of mortgage readiness, and lay out the details of what you're looking for. Taking the time to listen and comprehend is such an important step as a Realtor. It allows me to set up a highly tailored search that delivers results quickly and accurately.
Once we've laid out clear expectations for your search, I get to work on finding you properties that match the criteria we've discussed! I set you up with a personalized search on the Regional Multiple Listing Service (RMLS). Search results will be emailed to you in a list format every morning or on a specified day of your choice. Want to do your own searching on your favorite real estate search engine? I encourage it. Just don't forget to send me your findings!
After we identify listings that you'd like to view, I'll plan a buyer tour for you! I'll communicate with the listing agents/sellers and schedule showing appointments. Buyer tours are always planned around your schedule. You may want to look at 1 listing every weekday at 6pm or maybe you'd prefer that we compile a list of 4-5 homes to see on your weekend day off. Whatever works best for you, is best for me! When viewing homes, we will openly discuss both the positive and negative aspects of each one and identify potential issues that should be investigated by a professional home inspector. Honesty is the best policy during your home search so we can quickly narrow in on what matters to you most.
It's my job to stay well-versed on what's happening in both the housing market as a whole and each micro-market within. I keep up with current and upcoming trends in housing and can easily identify the aspects of a home that future buyers will like or dislike. I can tell you the median sale price of homes for a particular area and how that price has increased over a set period of time. I can research the sale price of recently sold homes in the immediate area you're looking to buy, so you'll know where your offer should land to stay competitive in the current market.
Once we've identified a home you love, I will jump on the phone with the listing agent right away. During our call, I will ask the listing agent about the home's background, what the sellers are looking for in an ideal offer, and how competitive the offer situation is. Every seller has a different story and set of needs. We will take those needs into consideration and work together to formulate an offer that both you and the seller find appealing.
One of the keys to writing a great offer is communication. Having a Realtor who takes the time to call the listing agent and gather details on the home and the seller's situation can be the difference between getting the home you want or not! Prior to writing the offer, we will discuss the different offer strategies and negotiating tactics we can utilize to formulate your offer. After working together to fine-tune your offer, I will write it up using the appropriate documents and proper verbiage. Once signed, I'll send your offer to the listing agent and confirm that it was received. Then...we wait!
The seller takes some time to consider all offers they received on their home. They can choose to accept, decline or present you with a counteroffer. In the case of a counteroffer, we will either accept the offer, or counter back. In all circumstances, I will advocate for you 100% of the time, whether that means making sure the counteroffer is a suitable compromise, or using my negotiating power to find a middle ground that will fulfill both yours and the seller's needs. If your offer is accepted, we celebrate immediately, then we discuss the next steps in the home buying process!
Once your offer is accepted, I'll open escrow for the transaction. The typical transaction takes about 30 days to close. Throughout that process I will stay in constant contact with the escrow officer to monitor the progress of the transaction. The escrow agent acts as a neutral third-party to the transaction and works with the seller, buyer, and lender to collect and prepare all transaction related documents for the sale of the home. They are also responsible for overseeing the financial and recording responsibilities of the sale. Many escrow companies also offer title insurance and work closely with a title agent throughout the transaction. The title agent is responsible for looking into the history of the property to make sure there are no clouds on the title. They are also in charge of transferring property ownership from the seller to the buyer while insuring the buyer against any issues that may arise with the property or its title. From the opening of escrow to your closing date, I will work with the escrow and title company to ensure that your transaction stays on track.
A contingency refers to a requirement that must be met before a home is sold. Contingencies are put into place as a safety net to protect you and your earnest money. There are multiple contingency periods throughout a transaction. Each one provides the buyer with a set amount of time to perform certain tasks or meet specific requirements. Some examples of contingencies are, reviewing and approving the seller's property disclosures, preliminary title report and inspection report. Each contingency period comes with a deadline, which I will keep you accountable for. Contingencies may also provide an opportunity to negotiate new terms, which may include asking for closing cost credits or reapirs.
